Organize bank statements for a mortgage application

Lenders ask for months of statements and look for deposits and transfers. Converting them to a spreadsheet makes large deposits and transfers easy to find and document.

What underwriters look for

Mortgage underwriting reviews recent statements for large or unusual deposits, transfers between accounts, and consistent balances. In PDF form that review is slow; in a spreadsheet, sorting by amount surfaces every large deposit immediately, so sourcing paperwork can be prepared alongside the application.

How to use it

Download the statements your lender requested, convert them, and sort the combined sheet by amount. Keep the original PDFs for the lender — the spreadsheet is your working copy for finding and explaining transactions.

How it works, step by step

  1. Download your statement PDF. Sign in to your bank's online banking, open Statements or Documents, and download the period you need as a PDF.
  2. Upload it to the converter. Add the PDF (or several, for batch conversion) to the tool on this page.
  3. Check the reconciliation result. The converter verifies the transactions against the statement's balances and flags any row that does not tie.
  4. Download your file. Choose Excel, CSV, QuickBooks or Xero format and import it into your software.

These are the general steps most banks follow for statement downloads; exact menu labels vary by bank and change over time.

Questions and answers

Should I send the converted file to my lender?

Send the original bank-issued PDFs to your lender; they require official statements. The converted spreadsheet is for your own review and preparation.

What does the reconciliation check do?

Where the statement prints opening and closing (or running) balances, the converter adds up the extracted transactions and compares the result with the statement itself. If the numbers do not tie, the conversion is flagged and the mismatched rows are marked — a failed check is never shown as a success.

Are my statement files kept?

No. Uploaded files and generated exports are stored only briefly to complete the download and are automatically deleted within 15 minutes.
